The Right Commission Plan. We have two pricing options - you choose how to pay us.
We are unique in the fact that we have two pricing options to pay our commission. 1) you can pay the old fashioned way - pay us 4.5% at closing and we will take all of the risk of investing our money in advertising and marketing your home and thus charge you more money when you sell because of our added risk. Opposed to paying money upfront to list? We offer a 4.5% commission paid at closing that will be split as a 1.5% listing commission and a 3% buyer’s agent commission. OR if you would like an even deeper discount and you are willing to take some of the risk with us on your sale, you can pay for your advertising upfront plus a small commission at closing. The breakdown is $500.00 at listing, .0075 of the sales price at closing and as low as 2% buyer’s agent commission at closing. Option 2 saves you at least 2% of your sales price. It can save you up to 5% if you are willing to participate in the process with an unrepresented buyer - this is not necessary, it is just a perk. If you choose the 4.5% option, we will give you a 2 week grace period to opt in for the deeper savings by paying for your advertising upfront. You must pay before you get an offer. After you pay, we will then reduce the commission that you owe from 1.5% of the sales price to .0075 of the sales price. Either pricing option is fine with us. We do the same persistent, consistent strategizing and marketing to attract a buyer for your home and use the same scientific approach for selling the home, no matter which of the two payment structures you choose.
