We are your advocate, your eyes, ears and voice for your property in the real estate community including Buyers and other Agents. Consider us as your personal strategist, coach and problem solver. We welcome and expect your full participation in the process and feel that together we can come up with a successful approach to getting your property marketed and sold. Our services are paid for in a flat fee amount at closing. ~ Detailed pricing strategy that allows movement for the future. ~ “Duffy Premier” yard sign will be placed on your property with your agent's name and number as the primary contact. We will be available to communicate with potential buyers and their agents to provide relevant information and answer questions about your unique property. ~ Property listed with First Multiple Listings Svc servicing over 42,000 metro agents, where we will be designated as the co-listing agent (along with Rhonda Duffy) and will handle all necessary phone communication with agents and buyers regarding your property. You may still field showing calls if that is feasible for you. ~ Property listed with Georgia MLS servicing over 45,000 Georgia agents, again, with your agent's name as your listing representative. ~ Listings will have 16 photos and full description of each photo, and appropriate documents (surveys, disclosures, etc) and virtual tours attached. ~ Showcase Listing on Realtor.com the most highly shopped real estate website in the world, includes 16 photos and extensive listing details and virtual tour. ~ Virtual Tour via Glidetours.com (www.glidetours.com). Professional still shots may be included. ~ Professional quality color flyer provided for inside the home. 2-4 pages, depending on the size of the property. ~ Domain name purchased for your property and added to your web presence and to your sign if home is above 500K to direct buyers/agents to your property tour. ~ Virtual tour featured on Youtube.com, Facebook.com, craigslist.com, and all autopopulating real estate websites metro and nationwide. ~ Homefeedback.com will be used as a tool to track feedback from showings on first visit and we will personally call 2nd time showings to do a reverse offer. ~ We are a big advocate of networking your property in the agent community and when appropriate, will hold an Agent Caravan on a convenient Tuesday where we will ask for VERY specific comments regarding presentation, pricing and how your property compares to what agents and their buying clients are looking for in the surrounding area etc. Agent Caravan will have some incentive tied to it whether it be lunch or a cash offering or gift card etc. Agent caravans are not effective in all areas. ~ You will be set up on an automatic email notification search which will notify you daily (or as often as new info becomes available) about competing properties in your market area. This will include new listings, price changes, properties that go Under Contract and those that are Closed Sales. This allows you (and us) to keep up with specific market data as it relates to your property in order to stay informed and make decisions accordingly and as we see fit. ~ Special “Feature Cards” will be provided to be posted throughout the residence to point out unique features and functions. ~ A Portfolio Book will be provided to remain inside the home and we will collaborate to include Color Flyer, Survey, Seller’s Disclosure, Community Association Disclosure, Info about the Community, Surrounding Amenities, Schools, and a handwritten memo from you telling what you find to be most special about your home…favorite spots, why you bought it, your neighborhood, what you’ll miss most etc. I will need to ask you to help me gather some of the components to include in your Portfolio Book. ~ Properties that are vacant have the option of participating in VirtualStagingProperties.com where their home can be enhanced online with furnishings and accessories (additional charge). Properties that are currently occupied can schedule a visit from a professional home-stager for a reasonable charge as well. I am available to make suggestions regarding changes in presentation etc for no charge during initial consult and as our listing progresses and we get more current feedback etc. ~ You can expect to hear from us via phone at least once per week. We are available to you via cell phone or email as well if you need any assistance, problem solving, strategy help etc. We may also find that Google Docs is an efficient way to stay in touch to keep each other informed about showing activity, feedback, Open Houses, website traffic etc. ~ We expect to encourage and negotiate offers on your property, to help you navigate and negotiate through the inspection process, preparing for closing etc. The Fees for Duffy Premier are paid at closing.Listing Commission is based on List Price: 499K and below $ 5,000 500K to 750K $ 7,500 750K and above $10,000
